me mortgageThere are many options for potential homebuyers in Maine who want to acquire a Me Mortgage. Different types of financial assistance and incentives are available for first time homebuyers. Some of the offers also apply to current homeowners who want to refinance. Becoming informed about the current real estate market and the financing that is accessible will enable Maine residents to make sound financial decisions.

There are general eligibility requirements for the first time homebuyer programs. The property has to be the first home for the borrower, but the borrower is also eligible if he or she has not owned a home three years prior to purchasing their current home. The home being purchased has to be the borrower’s primary residence. The property needs to be a single family residence or condominium. The specific requirements for each program may vary slightly. The lender can inform the borrowers about the programs for which they would qualify.

There are many positive aspects to the various first time homebuyer mortgage programs. Some programs offer low interest rates to qualified borrowers. Low interest rates mean the monthly payments will be more affordable. There is also assistance to help the borrower cover the down payment and closing costs. Instead of paying the full amount upfront, the borrower can take out a loan and pay the down payment and closing costs over an extended period of time.

Other options available to first time homeowners include a loan to cover the cost of home improvements and renovations. There are also programs that provide financial assistance when the homeowner wants to make the property more energy efficient and environmentally friendly. Assistance may come in the form of a grant, a loan or a tax credit.

Some mortgage programs are sensitive to the uncertainty of the homeowner’s future financial circumstances. Those programs offer payment protection if the homeowner becomes unemployed at some point in the future. If the homeowner is current with the mortgage payments and becomes unemployed, the lender will cover a few of the mortgage payments as well as the property taxes and homeowner’s insurance. The amount paid by the lender becomes a second lien on the property. It will need to be paid off at the same time the borrower completes payments on the primary mortgage or when the property is no longer used as a primary residence.

Other home loan programs provide financial assistance to military members and their families. The programs give conventional fixed low interest rate mortgages to active duty military members and veterans. Veterans and military members who are not first time homebuyers are also eligible for these types of loans. They can receive additional help to cover the down payment and closing costs.

There are also loans for people whose homes have been damaged in a natural disaster. If a person’s primary residence is seriously damaged or destroyed by a declared natural disaster, he or she may qualify for a loan to help repair the home. If the home has been completely destroyed, the person may qualify for a mortgage to purchase another home.

A ME mortgage can offer many incentives to potential homeowners. The financial assistance can help stimulate growth in the real estate market within Maine. Due to the first time homebuyer programs, many people who may have thought it was not feasible to own a home will be able to fulfill the goal of becoming a homeowner.
